Rent-or-buy dilemma runs deep, with no neutral decision tool

Two or three years ago, torn between renting and buying, one household chose to keep renting — then watched the flat they had eyed climb from around HK$5 million to HK$6.5 million, over HK$1 million dearer, and the regret has never quite faded. Hong Kong consumers describe a rent-or-buy anxiety that leaves them stranded between two shores: afraid of renting into old age and forfeiting the opportunity cost of a down payment, yet equally afraid of buying at the top and slipping into negative equity should prices fall.

The real difficulty is the lack of a neutral local rent-or-buy decision tool that can factor in, all at once, the down payment, stamp duty, agency commission, renovation and transaction costs, alongside the gap between mortgage and rent and the opportunity cost of putting that down payment into other assets. Public debate tends to talk past itself, laced with hindsight and confirmation bias, with no neutral benchmark that quantifies Hong Kong's distinctive cost structure — leaving first-time buyers unable to compare rationally.
