Overseas Holiday Lets Promised Returns, Then a Policy U-Turn Wiped Out the Profit

An overseas property purchased as a retirement play can lose its operating value within a short span, undone by a single sudden piece of local regulation. Many local investors say that in recent years online opinion leaders and overseas property agents drew them in with guaranteed lease-and-manage packages and annual returns of a few per cent, prompting them to buy foreign homes and convert them into short-stay holiday lets in the hope of capturing rental income during the peak tourist season.

Yet this kind of short-let operation has long sat in a regulatory grey zone, and in recent months local authorities have been empowered to cut the cap on permitted operating days to almost nil, effectively an outright ban; coupled with the continued depreciation of the foreign currency, investors face the double blow of vanished rent and exchange-rate erosion. This reflects the information gap in cross-border property purchases: buyers typically receive only the agent's one-sided return projections, without any independent assessment of where local policy is heading, of community backlash, or of an exit mechanism.
